Open House

The advantages of holding open houses are numerous; most agents will tell you that the exposure of showing homes creates interested buyers.

Imagine that you are driving down the street out for your Sunday drive, when all of a sudden a sign that reads “open house” stares you down. Following the maze of signs you arrive and there it is a house you can go check out without an appointment or scheduling.

The scenario above is what many people think as they are travelling about for their Saturday and Sunday drives. The “Open House” has long been associated with one of the main duties of the Realtor® and Agent. They are used as a marketing tool to bring more people to help sell their properties.

The tactic behind the open house sign leading to a door at the end of the road is to bring the interested lookers, already in the area for which they are wandering about. Most buyers already have an area of specific interest and guiding them will add to their information to make a quality decision. So when you are driving down the lane and see “Open House”, drop in!

Buying a home warranty while your house is on the Market!

What does a home warranty cover when you are taking a home listing? I am very familiar with American Home Shield home warranty products. Offering a home warranty provides the extra sense of value to your client’s homes.

Even though there are several companies offering home warranties, the majority of my knowledge is with the (AHS), American Home Shield. The company offers what is called a flex program. The flex products allow the Seller to pick and choose to make their coverage more suited to their particular needs.

Value is added to your Seller clients listing while the home is being marketed by your agent or Realtor®. Typically I am talking about services relating to Idaho and may be different in your State. I also will not talk about specific costs of the plan because they will differ from home to home. The way it works! When you take a listing you add the home warranty to your description in the MLS. Pick and choose the plan you wish to add and order the warranty. The coverage begins with the time of listing and depending upon your plan may cover the major aspects of the home for the first year.

The payment of the cost will typically be absorbed by the Seller and is added to the HUD for payment at closing. I have used this product several times and it works wonderfully.

St. Jude Dream Home

Beginning today you may take tours of the St. Jude Dream home located in Boise at the Willow Greens Subdivision. The home boasts a net zero energy bill and is one of the first in the nation.

Built by Flynner Homes, the home will be raffled off on Sunday June 27th. The Home tours will start today and you can walk through every Saturday and Sunday.

Your Property Taxes and Schools

June 8th will mark the date that the Meridian School district will ask homeowners to increase their taxes to help alleviate the over crowding in the district.

Meridian has not increased taxes in the past 15 years and at a time when house market prices have dropped; the levy would increase a home worth $100,000 from an average of $52 per year to $82.

The increase will be needed to pay teacher salaries and avoid any further layoffs. School districts use property taxes for new buildings and maintenance, buses and transportation.

Neighborhood Stabilization Program

This program was developed for the purpose of Stabilizing communities that were hit hard by the Foreclosed and abandoned homes. Monies have been allocated to local governments using a formula from the American Recovery and Reinvestment Act or the Housing and Economic Recovery Act (HERA).

What is available to Idaho? There are still funds available to Canyon and Twin Falls counties. The purchasers must attend the finally home Home buyer class. The funds are only available for Foreclosed homes and not for short sales. For more information give me a call.

Giving Back Where We Live!

On Friday May 14th Keller Williams Boise spread out to all of the Fred Meyer Stores to collect money and food for the following charities: The Idaho Food Bank, WCA (Women’s and Children’s Alliance, Horizon Elementary School, Hope House, Nampa Family Justice Center and City Light Home for Women and Children.

I was stationed at The Fred Meyer store located on Chinden in Garden City. We collected several barrels of caned food and Money to help support the Idaho Food Bank. I am proud to have been a part of this community outreach. The food bank is in need on a constant basis of non perishable food items. Please continue to give back to your community!

Residential Investments

Market fluctuations have led to sweeping changes to almost every area of real estate transactions. One of the questions that I get now is if the investment and income situation has evened out making it a good time to buy. The answer that I would give and this is only my opinion, it is a good time to buy. I would qualify this statement with a couple of matching statements. Most of the investor clients are looking to see if a property is going to “pencil” on paper with the current rental market.

Rental fees and rental market conditions have adjusted to reflect our economy also. When someone asks if there is a history to give a higher cap rate, I must say it shows an average cap rate but may not be all that it seems due to reduced monthly rents to combat vacancy rates. A quick answer would be to buy a residential investment property at the current prices is good, can you get the rents to make it cap at normal middle or high rates may need some more history. My real answer would be we need a year of rental history in order to see what the property would actually really pencil.

Creating Curb Appeal..

Continuing with my previous blog, I will speak about how to make the great curb appeal and thus making your homes first impression. Springtime is probably the absolute best time of year to create the green look with flowers and trees budding out.

Mow your lawn in a criss cross pattern just like on the golf courses. This promotes a more even look. Using a green fertilizer will make your grass greener and healthier without using lots of water. Pull the weeds in your flower beds and if possible use a ground cover to stop weed growth.

Make sure all of your clippings are removed and drive and sidewalks swept. Wash the outside of your home; remove all spider webs and hornet nests etc.

With the flowers and tulips up, it is one of the greenest times of year if you are selling your house or not. Enjoy your effort.

Planning to Market your Home in the summer?

Getting your house ready to place on the market in the spring or summer has a different set of to-dos. The first steps the seller should look at are the things in the home you need in the warmer months. The grass and flower beds need to be green and weeded; the curb appeal is the first impression prospective buyers see. The sprinkler system should be checked for any broken or malfunctioning parts.

Next is the air conditioner/heating system. Any home inspection is going to probably find something that needs to be either serviced and cleaned or replaced. Along with the servicing have someone check for your ventilation in the attic and crawl spaces. To add some insulation or a vent or two will make your home more marketable.

Doing a pre-inspection will surly save some time and effort during the sale process, most inspections are looking at the large ticket items and heading any problems off at the beginning will make your listing look like all care was taken and will ease the buyers mind.

Boise, ID Keller Williams Realty associates will be taking the day off on Friday, May 14, 2010, but it will hardly be a day of rest. Over 25,000 associates across the United States and Canada will spend their day off by giving back as part of the company’s community service initiative, RED Day.

Short for “Renew, Energize and Donate,” RED Day was created to unite Keller Williams Realty offices and associates in an international day of service. During RED Day 2009, over 25,000 Keller Williams associates participated in activities ranging from food and blood drives to cleaning up trash in public parks or doing yard work for neighbors in need or revamping gardens at nursing homes. Last year on RED Day, the company donated over 130,000 hours.

As part of the RED Day effort, Keller Williams Realty Boise has chosen to spend the day in parking lots at all six Fred Meyer stores in the Treasure Valley collecting needed supplies and essential items for the six local charities listed below. Each store will be dedicated to one charity and patrons will be asked to donate items that coordinate with the needs of that charity.

Lots of things going on to get you out of the house this weekend. Take mom out to some events or go for a walk on greenbelt to celebrate Mothers day. Other notable events would take you to the Boise Center on the Grove for the Idaho Green Expo! This annual event is both Saturday and Sunday. The largest event would be the Susan G. Komen, Race for the Cure. The race and walk is on Saturday. I will be doing a combination of walking with my lawn mower and visiting with my mother!

Choosing your retirement home

Here you are living in your empty nest home, it could be the house you raised all of your family. What do you do if now you are ready to live out your days in retirement and maybe even have health problems.

Many folks in the later years may or may not increase the exercise routine and could develop a medical related problem. What seniors need in housing? To begin with, stairs are not exercise unless you are in good health. Make sure you plan for the golden years by moving into the single level home. Have your bathrooms designed for easy entry and exit. Make sure your kitchen is set up for easy use of heavy appliances.
