Hyde Park Street Fair

The Hyde Park Street Fair is the annual fundraising and informational effort and one of the largest neighborhood events of its kind anywhere. It attracts artisans and vendors from all over the west and as many as 30,000 people over the weekend run. Billed as a "neighborhood picnic", it rivals citywide events in communities as large as Tacoma and Spokane

Real Estate Rules have changed!

Writing contracts for your clients have become an email transaction. Bank owned and short sale real estate contracts are no longer a battle of counter offers. Now you get a response back usually in an email giving you the details of what “will” be in a counter offer should you so decide to accept the terms.

The dilemma this creates is that you have nothing in writing until the seller side sends you back a signed document. What does this mean for your clients? It means that you have got to be very vigilant in keeping tract of all the back and forth emails, faxes and other communications and make sure that your clients know that it is not a deal until it is signed and dated.

My point here is to stress that you need to keep track of all the emails because this is your only documentation to show your buyer clients. Actually, this is the old fashioned way of battle to get to the bottom line. Just remember that other offers can come in and under bid your offers during this process. It is not a done deal until all have signed and dated the contract.

Life is Good in Boise

What a great holiday weekend, the Balloons over Boise going on now at Ann Morrison Park today with all balloons lifting off and some returning to the park. This includes a pancake breakfast and then a cap off of the night Glow Saturday night.

The weather is perfect for any activity you can imagine. Join in and get out to the parks or take a walk or ride on the greenbelt. Then get ready for the big game on Monday night. Boise State Broncos vs. the Virginia Tech on ESPN live from FedEx Field in Washington DC. Go Broncos!

Where are we now?

Today’s Realtors are here because they have outlasted the ride of the past 3 years and because they are very good at what they do. Looking back over the past 10 years of my Real Estate Career, I can see ups and downs of the market and the effort that must be exerted just to get your client base.

Life as a Realtor or Agent is a mix of knowledge of your craft, personality and luck. When you see all of the statistics that are being thrown around by almost everyone inside the business and out, it doesn’t mention the stat of the number of Realtor agents that are still in the business compared to just 3 years ago.

When I first started out there was 3 Real Estate schools to choose from, then when the industry boomed in the 2005 to 2006, all you heard on the radio and TV was Real Estate schools and not to miss out on the ride. You would meet someone on the street and they two were a Realtor or going to training. The local MLS increased almost 50% membership and State fees also gained their fair share of the boom.

Those days are gone and today the memberships and number of Realtors are back and maybe lower than the pre-2005 days. It has taken its toll on my colleagues and has left the full time hard working folks that continued to hone their craft. Today’s Realtor has lasted through the years and continues to move foreword to provide excellent and professional services to clients and business partners...
